Model refinancing the property instead of selling. Pulls out equity via cash-out refinance (not taxable). Models depreciation and rental income over holding period.

Strategy 4: Qualified Opportunity Zone

Invest capital gain into a QOF. Gain deferred for 5 years. If QOF held 10+ years, appreciation is permanently excluded from tax.
